Mortgage in Spain for Foreign Buyers
Do not take the first offer your Spanish bank gives you
Two minutes, free pre-assessment, nothing committed.
One bank, or every bank at once
Most foreign buyers walk into the branch where they opened their Spanish account and take whatever that branch offers. You never find out what the other banks would have said.
| Walking into one Spanish bank | One application through Habeno | |
|---|---|---|
| Offers you get to see | One | Offers from several leading Spanish banks, side by side |
| Your negotiating position | Their terms, take them or leave them | The banks are competing for you, and an advisor negotiates on your behalf |
| Who reads your file | A branch that may see very few non-resident applications | Advisors who work only with international buyers |
| Paperwork | You collect it, translate it and chase the branch | Your advisor prepares the file and submits it to the banks |
| Appraisal, FEIN and notary | Yours to coordinate, in Spanish | Coordinated for you through to signing |
| Pre-approval | Whenever the branch gets to it | Within 24 hours |
| Time to a binding offer | Hard to predict | Offer in 1–2 weeks, full approval in roughly 6–8 |
| Cost of finding out | A branch appointment and your afternoon | Free pre-assessment, about two minutes online |

What happens after you fill the form
Nothing is committed at any point until you pick an offer. The first step is a pre-assessment, not an application.
Pre-approval
A digital pre-approval tells you what you can realistically borrow, so you can search for property with a real number instead of a hope.
24 hoursYour documents
An advisor tells you exactly which papers each bank wants from someone with your nationality and residency, then builds and submits the file.
Advisor does the chasingCompare the offers
Offers come back from several banks and you read them next to each other. This is the step you simply do not get by walking into one branch.
1–2 weeksClosing
Valuation ordered, FEIN and legal checks handled, notary appointment scheduled. Meanwhile I keep the seller and the agent moving on the property side.
Roughly 6–8 weeks totalOne thing to know before the valuation
A Spanish bank does not lend against the price you agreed with the seller. It lends against the tasación — an official valuation by an approved company.
On the older town-centre and inland stock around Castellón — Nules, Burriana, Onda, La Vall d’Uixó — the agreed price and the valuation can sit a long way apart. If the valuation lands under the price, that difference comes out of your own pocket, on top of the funds you had already set aside. If it lands above, you have bought well and you feel it on the financing too.
Habeno handle the lending. I look at the property before you get that far, so the number the valuer arrives at is not a surprise. That part is buyer-side representation only, RAICV 4460, based in Castellón — and you can see what I currently have available.
